Fair Housing
Amesbury and villas at zaragosa comply with Federal and Local Fair Housing Laws. We do not discriminate on the basis of race, color, sex, familial status, sexual orientation, age, student status, disability, religion, or national origin.

Apartment Availability
All apartments are leased on a first come, first serve basis.

Occupancy
A maximum of two persons per bedroom is permitted, or two persons and an infant under (24) twenty four months of age in a one bedroom apartment home. Application
A rental application must be completed by each applicant and each occupant 18 years of age or older. Each applicant must have a valid state issued Back to Property
I.D. and a valid Social Security Number that will be verified at the time the application is submitted for approval.

Criminal History
Felonies, Class A Misdemeanors, or similar pending charges automatically disqualifies an individual's application. The management does not lease to any known felons; however, we cannot represent or warrant that there are no felons residing on the property due to the limited accessibility of obtaining such information.

Income/Financial History
1. Monthly income must exceed three (3) times the monthly rental rate of the unit desired. All residents' income, when taken together, must meet this requirement.

2. If income cannot be verified by an employer; applicant must provide additional sources of verifiable income that meets property requirements (i.e. retirement, social security, etc.).

7. Applicants must adhere to the following occupancy standards:Residents who are a family under fair housing laws may not exceed two persons per bedroom plus a child who is less than 3 yrs. old and who sleeps in the same bedroom with the child's parent, guardian, legal custodian or person applying for that status.

If a resident's child reaches the age of 3 during the lease term, at the end of the lease term the resident must either: (1) move into another dwelling of the owners that has the appropriate number of bedrooms or, (2) move out. A resident's right of possession may be terminated during the lease term for lease violations as set forth in the lease or as provided by law.

Residents who are not a family under fair housing laws may not exceed two adults per dwelling unit for a one bedroom apartment or three adults per dwelling for a two bedroom apartment.
